Sell Faster Checklist

 A little work can get you BIG DOLLARS!

When buyers go through and find a lot of little things that are wrong, they begin to wonder about what they CAN’T SEE!

FIRST IMPRESSIONS: You only get one chance                               

  • Clean front entrance (steps, stoop, door mat)
  • Clean yard (trim grass/bushes, remove debris & snow )
  • Paint front door (if necessary)
  • Porch or yard light in good repair
  • Potted plants are nice at entrance
  • House numbers large enough to read

PAINT (Neutral colors best)

  • Paint doorways
  • Paint windows and trim
  • Paint walls (if necessary)

WINDOWS

  • Repair faulty latches
  • Make sure they don’t stick
  • Keep clean, so buyers can see out

DOORS

  • Repair sticking doors
  • Repair loose or non working hardware

BATHROOMS

  • Fix leaking faucets
  • Fix loose fixtures
  • Clean & Repair caulking and tile grout
  • Reduce sink stains, if any
  • Use fresh towels and curtains
  • Use fragrant soaps and potpourri

KITCHEN

  • Fix leaking faucets
  • Fix loose fixtures
  • Keep countertops clean & uncluttered
  • Keep refrigerator clean & in order inside; remove excess notes & magnets from outside
  • Keep all cabinets neat & in order
  • Repair cabinet hardware
  • Repair sticking cabinets or drawers

BEDROOMS

  • Remove excess furniture
  • Keep clean & uncluttered
  • Keep clothes in closet
  • Keep shoes in neat rows (in boxes/shoe rack if (possible)
  • Use attractive bedspread & curtains

GENERAL

  • Repair broken light switches & cover plates
  • Repair wall outlets & cover-plates
  • Remove clutter (toys, newspapers, books, clothes, trash, etc)
  • You may want to have a yard sale
  • May want to rent mini storage
  • Get rid of everything not being moved
  • Throw out trash
  • Remove off-season clothes from closet
  • Keep all shelves neat & in order
  • Keep garage, attic, basement and out building clean & in order
  • Clean pool
  • Clean stairways
  • No overloaded wall plugs
  • Steam clean carpets & furniture and have drapes cleaned (especially if there is a smoker in the house
  • Empty ashtrays (consider smoking outside)
  • Glue back peeling wallpaper & tape down loose carpet
  • Remove signs and posters that may be offensive
  • Use lots of potted plants and fresh cut flowers
  • Make sure all light bulbs work and have high enough wattage
